The following services are part of the preliminary design phase of most projects.
SITE PLANNING
This service includes the placement of a project on its site. We also work with Surveyors and Engineers to determine the appropriate placement of septic systems, driveways, utility connections, retaining walls and other site related items. We visit the site to get a feeling for the aforementioned items. This service is used in conjunction with the preliminary design of a project.
PREPARATION OF AS-BUILT DRAWINGS
This service includes the measuring of existing structures and the preparation of as-built drawings typically used in developing the design drawings for addition and renovation projects.
PRELIMINARY DESIGN
This service includes the preparation of design drawings based on client requirements and/or sketches provided by the client. The design drawings will illustrate the scale and relationship of project components. Design drawings generally include the following: First Floor Plan, Second Floor Plan and Exterior Elevation.
HISTORIC COMMITTEE APPLICATIONS
In every town (on Cape Cod at least) there is at least one historic committee that must approve construction projects before they are started. While not all projects are subject to this review, for those that are this process can be a major stumbling block if the project is not presented correctly at the outset. We are happy to present the application to the historic committee(s) and attend any and all hearings necessary to obtain approval.
BOARD OF APPEALS APPLICATION
In the unfortunate and unusual (for us) circumstance that a project is not approved initially by a town committee, we will prepare applications as needed to the board(s) of appeal and represent you and your project during the review process.
3D RENDERING/MODELING
This service is optional but recommended. A 3D rendering of a project gives a client a great preview of the project’s final look, and helps to avoid any small surprises that could occur when only flat drawings are used.
